Fort Lee Approves Another Extension for 78-Unit Development at 2365 Hudson Terrace
The Fort Lee Zoning Board of Adjustment has approved another extension of time for a previously approved 78-unit residential development at 2365 Hudson Terrace.
The extension appeared on the Board’s July 14, 2026 agenda under Docket No. 30-22. The July 28 agenda subsequently listed the extension as approved under “Memorializations,” indicating that the Board had granted the request and was formally recording its decision. The publicly posted agenda does not state the new expiration date of the approval.
This is not a newly approved 78-unit development. The underlying project received preliminary and final major site-plan approval in July 2023. The latest action gives the developer additional time to preserve or act upon that approval.

What was approved in July 2026?
The July 2026 action concerned an extension of time for the existing preliminary and final major site plan approvals.
Fort Lee’s July 14 agenda described the request as:
Extension of Time – Preliminary & Final Major Site Plan – 78-Unit Residential Building.
The July 28 agenda then listed the same application as approved under the Board’s memorializations. The reviewed July 28 agenda does not identify the length of the new extension or its revised expiration date.
The extension should not be interpreted as evidence that:
- A different building has been approved
- The number of homes has increased
- Construction permits have been issued
- Construction has started
- Homes are being marketed for sale or rent
- The development will necessarily be completed as originally designed

What was previously located at 2365 Hudson Terrace?
The property was formerly occupied by the Knightsbridge residential building. A major fire on June 5, 2021, severely damaged the five-story building and displaced residents from its 36 units. Public reporting described portions of the building as having collapsed during the fire.
By the time the new development was presented to the Zoning Board in July 2023, the applicant’s engineer stated that the former multifamily structure had been demolished, although a garage and storage building remained on the property.

According to the official meeting minutes, the applicant had previously considered a 99-unit design but reduced the proposal to 78 units and six stories before receiving approval. The building was described as approximately 70 feet tall.

- 36 two-bedroom homes
- 8 three-bedroom homes
That produces the approved total of 78 homes.

The meeting minutes also refer to private trash collection, a compactor and a possible rooftop emergency generator, although the generator had not been definitively selected at the time of the hearing.
How much parking is proposed?
The official July 2023 minutes contain inconsistent parking figures.
The architect’s testimony stated that 135 parking spaces were proposed. The traffic testimony later described parking levels containing 63 and 72 spaces, which would also total 135. However, the same traffic testimony later stated that 130 spaces would be provided, including 122 assigned and 8 unassigned.
Because the municipal minutes contain both figures, the final parking count should be verified against:
- The memorialising approval resolution
- The final approved site plans
- Any amended plans
- Construction-permit documents

Where would vehicles enter the development?
The plans presented in 2023 placed all vehicle access on 8th Street, with no vehicle entrance on Hudson Terrace.
The applicant’s traffic engineer estimated that the development would generate 23 morning peak-hour trips, 31 evening peak-hour trips and 31 Saturday trips. The engineer also stated that the expected increase over prior conditions would not have a significant effect on traffic. These were the applicant’s expert estimates presented to the Board, not a guarantee of future traffic conditions.
What approvals were originally granted?
The Fort Lee Zoning Board voted 7-0 on July 11, 2023, to grant preliminary and final major site-plan approval for the 78-unit building.
The project required zoning relief discussed during the hearing, including an extra-story variance and other site-related variances. The Board’s planner and traffic professionals questioned parking, driveway separation and other design details before the vote.
The approval authorised the project subject to the approved plans and applicable conditions. It did not mean that construction would begin immediately.
Why has the project needed extensions?
The first publicly documented extension was considered in June 2025.
At its June 24, 2025 meeting, the Zoning Board voted 5-0 to extend the approval through July 24, 2026. That decision was subsequently memorialised on July 8, 2025.
The applicant returned in July 2026 for another extension. The latest public agenda confirms approval but does not disclose:
- The new expiration date
- The applicant’s reason for requesting more time
- Whether financing has been secured
